Condominiums

Condominium residences feature fully furnished interiors designed in Watermark’s beach‑inspired style, making them ready to enjoy from the moment you arrive.

Condominiums cannot be used as a principal residence.

Beachfront Townhomes provide a more private ownership experience while still offering full access to the resort. Located directly along the waterfront, these residences offer a secluded lakeside atmosphere while remaining steps from resort amenities.

Whole VS Fractional Ownership

Whole Ownership

Whole Ownership provides complete ownership of a residence. Owners enjoy full flexibility in when they use their property and may stay as often as they wish, short of using a condominium property as a principal residence. Many families have chosen Whole Ownership as their vacation retreat in Osoyoos.

Fractional Ownership

Fractional Ownership allows owners to purchase a share of a vacation residence at a more accessible purchase price with manageable operating costs. Owners enjoy use of the property based on a rotation schedule with all other fractional owners.

Both Whole and Fractional Ownership residences are fully furnished, with kitchens and may participate in the Watermark rental program.

Rental Management Program

Whole and Fractional Ownership residences may benefit from the Watermark rental pool management program.

When owners are not personally using their property, the resort can rent the residence to guests visiting Osoyoos. The rental program helps offset operating costs while ensuring the residence is maintained to Watermark’s hotel standards.

Unit rental revenues that are earned by units are all pooled together with all units that are available for sale. After the deduction of some expenses (Commissions, Credit card fees, etc) the remaining amount is divided between the owner and the management company who provides the Front Desk, Housekeeping and other services.

Distribution of revenues is done on a monthly basis as a direct deposit into your account.

Strata Structure

Residences at Watermark Beach Resort are deeded real estate within a strata property.

As with most condominium-style developments in British Columbia, the resort operates under a strata structure that helps manage the shared property, amenities and building standards.

Prospective buyers should review all strata documents and disclosure materials through their licensed real estate professional before purchasing. Owners are responsible for paying monthly strata fees to the strata management company.

Is ownership deeded real estate?

Yes. Watermark Beach Resort offers deeded Whole and Fractional Ownership interests.

Yes. Whole and Fractional Ownership residences are offered fully furnished.

Owners are not allowed to modify their units away from the resort standard unless they remove the unit from the rental pool completely. Owners who modify their units tend to find it more difficult to sell their units later on as the new owner would have to renovate the unit back to the original specification after they purchase it to earn revenues.

Is participation in the rental program required?

Participation in the Watermark rental program is optional. However you are not allowed to rent out your unit privately. Any rentals or revenue earned from the units must be done through the hotel’s management company as per the covenant registered with the BC Land Titles Office.

The condominium (Main Building) units inside the Watermark Beach Resort cannot be used as a principal residence. Only the townhomes can be made a primary residence. Therefore in the main building owners cannot “move in” for the year.

The BC Government defines a principal residence as follows: “A principal residence is the place where an individual lives for a longer period in the calendar year than any other place.” Therefore any owner of a condominium who remains in their unit for longer than 6 months plus a day is in violation of the covenant registered with the BC Land Titles Office.

All transactions are handled through licensed real estate professionals. Buyers should complete full due diligence, including review of strata documents, covenants and disclosure statements.
